Inventory

An inventory should be carried out at the start of
the tenancy. It is a comprehensive detailed report
of the property, including a record of all fixtures and
content. Inventory reports include details of floors,
walls, ceilings and their associated items, including
carpets, skirting boards, paintwork, radiators,
windows, sockets, and lighting. All reports are
accompanied by embedded photographs of all the
property areas inspected.

Check In

Check-In reports note the difference to the
conditions and contents of the property and the
inventory report on the day the tenant moves in.
They are conducted with the tenant on the move in
day, running through the inventory report with them
agreeing on the condition and contents of the
property. The check in report is signed by the tenant
as an agreement to the conditions and contents of
the property including meter readings on the move
in day.  
Interim Inspection

Interim inspections are conducted during the
tenancy usually quarterly, yearly or as a one off
inspection mid tenancy. The purpose of the
inspection is to record the general up-keep,
cleanliness and condition of the property during a
tenancy. This gives landlords a record of how their
property is being maintained and kept during the
tenancy. It highlights issues with the property and its
general up-keep which the landlord or tenant may
need to resolve during or before the end of the
tenancy.
Check Out

Check-out reports are conducted at the end of the
tenancy period and record the changes and
dilapidations that have occurred in the property
during the tenancy. The purpose of the check out
inspection is so that the property can be compared
with the inventory carried out at the start of the
tenancy. This gives landlords and tenants an
impartial assessment of the property with new
photographic evidence and a clear breakdown of
any changes that may have occurred during the
tenancy; allowing a fair transition of the deposit.
